While home staging is an important part of real estate, there’s a human factor involved in the marketing of homes that is completely authentic with each family that resides in a home. From keeping things organized to using personal memories, there’s ways to make your home attractive to both visitors and potential buyers. Keep everything organized Less clutter equals less fuss. When everything has a place your house just works better for everyone. Even pictures laid out on the coffee table should be placed in a strategic manner. Items like souvenirs, pictures, or vases shouldn’t be placed in your home without a rhyme or reason. Be sure that you have the tools needed to keep organized. When the time comes that company is coming or you’re selling your home, you’ll be glad that you’ve kept organized. Use color The power of color can make any room visually exciting. Even one item that may seem out of place in a room can help bring character into your home. Use your judgment Decorating with accessories doesn’t have to be complicated. If items can simply be lined up and look great then keep them the way! The science behind making a house a home is all about what makes you feel comfortable. What looks great to one person may not look as attractive to someone else. But there’s something to be said for being true to the way you like to live. The key here is to use your best judgment when decorating the inside of your home.

You are about to make a big decision; putting your home up for sale but there are some very important things you need to do before the sign goes in the yard and you open your doors to potential buyers. Getting these things checked off the list will help get you to a quicker and more profitable sale. Here are some tips to get you started: 1. Sit down with your real estate professional. Come up with a game plan and set a realistic asking price. Make decisions about marketing and showing availability. Pre-scheduling meetings or times to catch up with your agent will help keep the lines of communication open. 2. Get your paperwork in order. Prepare a list of repairs, upgrades that have been done to your home. Assemble all maintenance records, warranty information and user guides for appliances in the home. If you do not have them many are available on the internet. It will show potential home buyers you care about your home. 3. Clean your home top to bottom. Wash the walls, shampoo the rugs, touch up the paint and get every cobweb from the corners. Remember your home will be looked at very closely and the last thing you want is a buyer to be turned off by a little dirt. 4. Organize and declutter everywhere. You have probably acquired quite a bit of stuff. Go through every closet, cabinet, and start clearing out. You may want to have a yard sale or donate unwanted items to charity. For the things that you must keep consider a storage unit. 5. Get a home inspection. Have a pre-sale inspection of your home. This will prevent any surprises and help you identify any problem areas in your home. Repairs can affect the ultimate sale price of your home. For problem areas, make repairs or get estimates. This will help you determine what the ultimate sale price or items you may need to be prepared to negotiate on. 6. Stage the home to sell. Hire a professional stager to dress your home for sale. You will want to stage the home inside and out. Research shows that staged homes typically sell for more money. Congratulations you are well on your way to a successful sale.

Nothing makes more of a statement about a home than the front door. The front door is the first thing people see when they go to your home. Since the front door is a key focal point when people go to your house it is important to make a good impression. Remember first impressions may end up being lasting impressions. According to the latest research, it takes just ten seconds to decide whether or not you will buy a house. Four of those ten seconds will be standing at the front door. According to designer Ceciia Neal, “Your front door reflects what you think about a house. A door can sell a property.” You never get a second chance to make a good impression, so why not get it right the first time? There are many ways to make a front door and entry way more appealing without breaking the bank. If you have an open porch, spruce it up, add seasonal decorations, a basket of flowers. Use window boxes or hanging baskets. Put down a new door mat, nothing to crazy. Make sure the front door is not in need of any repairs, and give it a good cleaning. Create a welcoming entrance leading to your front door with flower beds and big pots of flowers. Consider painting your front door to an eye catching color that makes a statement. Change your door knob, maybe try decorative hardware. You will be surprised how these few changes can transform your front door into an inviting entrance

Where you place your furniture can make a big difference. It sets the mood and tone for that room.

Most homes are filled with furniture-arranging challenges. Follow these simple tips to turn your design dilemmas into successful arrangements.

1. Take Measurements

The first step in arranging a space is to know the size. Determine the dimensions by measuring with a tape measure. You will want to know the dimensions before shopping for any furniture. If the room is not square you may want to also do a drawing to bring shopping with you.

Make sure to also measure the doorways, dimensions of the hallways, and stairs that lead into the space. You will want to make sure any purchases you make will be able to fit into the room.

2. Mix It Up

Choose furniture of different volumes; each piece of furniture has a height, depth and width mix up the pieces to create an interesting look. If you want a modern or peaceful feel keep the volumes of the pieces similar.

3. Remember Scale

The size of pieces should be relative to the space. If you are furnishing an older home with smaller rooms adding large overstuffed furniture makes the room feel crowded and out of place. Alternatively, if the room is large having small pieces seems odd.

4. Create Relationships

Furniture and accessories have relationships with other items in the space. You will want to create balance; it could be symmetrical or asymmetrical balance. Asymmetry is an imbalance. For example, place two similar accessories of slightly different sizes next to each other. Symmetry would be two accessories that are the same next to each other.

5. Split it Up

All furniture arrangements take on a certain form or totality. For example, if you have a large rectangular spaces it can be split into separate forms or spaces. Think of creating zones within a room; one zone could be for the media area and another for conversation.

Staging your home for potential buyers can be quite the hassle. You may start moving your furniture around spontaneously, or become tense when your children or spouse make messes in a room that you just prepped for show. With all of the planning that one can put into making their home shine, one crucial step in home staging is often overlooked: your family pet. For the sake of simplicity, I will outline a few things that you must keep in mind when cleaning up after your pet in a home for sale. Pet presence - For obvious reasons, some pets can't leave the house. Giant enclosures, aquariums, and disabled pets are hard to relocate sometimes, and a lot of people will be understanding of this. But if your dog or cat is healthy, then you'll want to strongly consider relocating your pets temporarily. Many people aren't pet owners, and don't like being around an excitable golden retriever or a yippy chihuahua when they are trying to imagine their family occupying your home. Remember....You are trying to make the potential buyer as relaxed as possible. Ask a friend if they wouldn't mind looking after your loved one for a bit, and if all else fails, look into a reputable boarding service for your pet. Fur - Fur can get everywhere. Even in places that you, as a resident of your home, don't necessarily notice all of the time. Be sure to give your couches, chairs, and love seats proper attention. That means taking the pillows and cushions off, and using a hand vacuum or brush to remove all of the fur you see. After you are sure that they are thoroughly cleaned, use a fabric freshener to finish it off. Try to do this well in advance of the potential buyer, as some people have sensitivities to fabric fresheners. Litter - No matter what kind of animal you have, odds are you have do deal with some form of waste. It may sound pretty obvious, but make sure your litter beds are clean and well hidden. Even if you own an exotic pet like a reptile of amphibian, this includes you too. Many people don't like snakes, but they'll like a messy snake cage even less. Another important thing to remember as an exotic pet owner is this: even though you may not be able to smell anything offensive coming from your reptile's cage, that doesn't mean that there isn't an odor. Many people who live with reptiles get used to the subtle odors that emit from the cages, and will tend to spot-clean their animal's cage without giving it the proper scrub-down that it needs. Odors - Don't use air fresheners to mask pet odor. It is meant to freshen the air...Not cover pet odors up. Instead, use powdered cleaners on carpets and rugs that your pets frequent. These can be purchased at your local pet store in the cleaning isle. Odds are, if someone has a severe allergy to animals, then they are going to be at risk of having a reaction. The cleaner the house, the less dander will be in the home.
